FAQs
Questions, answered
For landlords
Do you manage HMOs?
Yes. Shared houses are what we know best. We run our own, so we know what a well run one looks like.
Can you take over a property that already has tenants?
Yes. We check the paperwork, certificates and deposit, put right any gaps and introduce ourselves to your tenants.
How do you handle repairs?
Vetted local trades and a spend limit you set. Small jobs get done, and anything bigger comes to you first with a quote.
What do you charge?
It depends on the property and the service. We'll set it out in writing, including VAT, before you decide.
Which areas do you cover?
See our areas page, or tell us where your property is and we'll confirm.
I'm tied in with my current agent. Can you still help?
Yes. Send us your agreement and we'll plan the handover around your notice. There's no pressure to move before you're ready.
Do you need an HMO licence for my property?
It depends on the property and the council. We'll tell you what applies and handle the application or renewal.
What does the Renters' Rights Act mean for me?
Most tenancies are now rolling, notice rules have changed and there are new paperwork duties. We keep your property up to date and explain what it means for you. See GOV.UK for the official guidance.
Do I need to join the new landlord register?
Yes, once it opens in your area. The landlord registers and pays the fee, and we can prepare your certificates and tenancy details. Check GOV.UK for the latest dates.
How do I get started?
Use the form on our landlords page or call us. We'll talk about how your property runs now and what you'd like to change.
For tenants
Are bills included?
Yes, in our shared houses. We'll confirm what's covered for each room.
Are the rooms furnished?
Yes. Rooms come furnished and ready to move into.
Do the rooms have ensuites?
Many do, and some also have their own kitchenette.
What do I need to pay to move in?
Your first month's rent and a deposit, which is protected with the Tenancy Deposit Scheme (TDS). We don't charge tenant fees. See our fees statement.
Are any rooms available right now?
Join our waiting list and we'll get in touch when a room that suits you is available.
How do I arrange a viewing?
Use the waiting list form or call us, and we'll arrange a time that suits you.
How do I report a repair?
Use the details on our tenants page. Emergencies such as a gas smell, a water leak or no heating are dealt with as a priority.
How long can I stay?
Tenancies are rolling, so you can stay long term.
Do you accept people claiming Universal Credit?
We welcome all applicants and assess everyone the same way.
